The latest TRREB Market Watch July report shows the Greater Toronto Area housing market continuing to find its balance. While home sales remained relatively steady compared to last year, fewer new listings and lower inventory suggest buyers are facing less choice than they did in 2025.
Average home prices also remained just above the $1 million mark, creating opportunities for buyers while giving sellers less competition in many neighbourhoods.
Home Sales Hold Steady Across the GTA

The TRREB Market Watch July report shows that buyer activity has remained resilient despite ongoing economic uncertainty.
- 5,995 homes sold
- Sales were down just 0.9% compared to July 2025
- Buyer demand continues to remain stable across the GTA
Although sales were slightly lower than last year, the difference was minimal. With interest rates holding steady and affordability improving compared to previous years, many buyers continue to enter the market.
Rather than experiencing sharp fluctuations, the GTA housing market is showing signs of long-term stability.
New Listings Continue to Decline
One of the biggest trends in the TRREB Market Watch July report is the continued reduction in available inventory.
- 14,484 new listings, down 17.8%
- 26,098 active listings, down 12.1%
Compared to July 2025, significantly fewer homeowners chose to list their properties.
With fewer homes entering the market, buyers still have options, but inventory is becoming more limited. If this trend continues while demand remains steady, sellers could see stronger market conditions in the months ahead.
Average Home Price Remains Above $1 Million
The average GTA home price continues to remain above the million-dollar mark.
- Average GTA home price: $1,003,956
- Median home price: $860,000
- Average price declined 4.5% year over year
While prices remain below last year’s levels, the decline has been moderate.
For buyers, today’s market offers improved affordability compared to previous years.
For sellers, reduced competition means well-priced homes continue to attract qualified buyers.
Homes Are Taking Slightly Longer to Sell
Marketing timelines have remained healthy despite changing market conditions.
- Average Listing Days on Market (LDOM): 32 days
- Average Property Days on Market (PDOM): 45 days
- LDOM increased 6.7%
- PDOM increased 12.5%
Homes are taking slightly longer to sell than they did one year ago, giving buyers additional time to make informed decisions.
However, properties that are priced correctly and professionally marketed continue to generate strong interest.
York Region Continues to Command Premium Prices

York Region remains one of the GTA’s strongest real estate markets, with many communities maintaining average prices well above the regional average.
July 2026 Highlights
- York Region: 1,063 sales with an average price of $1,146,307
- Richmond Hill: $1,222,748
- Vaughan: $1,144,631
- Markham: $1,131,324
- Aurora: $1,301,811
- King: $2,028,099
- Newmarket: $966,817
- Stouffville: $1,125,840
Toronto also remained the GTA’s busiest market with 2,242 sales and an average home price of $1,010,836.
What This Means for Buyers
The TRREB Market Watch July report continues to present favourable opportunities for buyers.
- Home prices remain below last year’s levels.
- More negotiating opportunities still exist.
- Stable borrowing conditions continue to improve confidence.
- Buyers have more time to evaluate their options.
Although inventory is shrinking, buyers continue to benefit from more balanced market conditions than those seen during the peak seller’s market.
What This Means for Sellers
Market conditions are gradually becoming more favourable for sellers.
- Inventory continues to decline.
- Competition from other listings has decreased.
- Buyer demand remains steady.
- Well-presented homes continue to attract serious buyers.
Sellers who price their homes correctly and invest in professional marketing remain well-positioned to achieve successful outcomes.
The GTA Market Is Moving Toward Greater Balance
The latest TRREB Market Watch July report shows a market that is becoming increasingly stable.
Sales have remained consistent, inventory continues to tighten, and home prices have experienced only moderate year-over-year adjustments. While buyers still benefit from improved affordability, declining supply could gradually create more competition if demand continues to strengthen.
