Buying a new home is one of the biggest milestones in life. In Ontario, exciting changes are on the horizon to make the new home buying process even safer and more secure for everyone involved.

Starting July 1, 2025, new protections through Tarion, Ontario’s trusted new home warranty provider will offer buyers greater peace of mind. These updates aren’t just about stronger safeguards; they’re about building a marketplace rooted in trust, transparency, and confidence.

Here’s what you need to know and how you can make the most of these important changes.

Why This Matters for New Home Buyers

When you purchase a new freehold home, you deserve full protection from unexpected issues. Tarion’s new step encourages buyers to notify them of their purchase within 45 days of signing their agreement.

Why does early notification matter?
• It helps Tarion track home sales faster and spot potential fraud sooner.
• It ensures buyers qualify for the highest level of deposit protection available.
• It boosts confidence for everyone—buyers, agents, lenders, and builders alike.

Starting January 1, 2026, only buyers who submit this notice will be eligible for the maximum deposit coverage under the new home warranty program.

How Registration Strengthens Your Protection

Tarion’s warranty program covers more than just construction issues. It protects your deposit, provides compensation for delayed closings, and acts if something goes wrong during the purchase process.

For example, if a builder goes bankrupt or fundamentally breaches your agreement, Tarion’s system helps you submit a compensation claim. Early registration connects your agreement directly to Tarion’s network, allowing them and the Home Construction Regulatory Authority (HCRA) to take swift action if needed.

Unfortunately, many buyers don’t know how critical this step is. That’s why real estate professionals, agents, builders, lawyers, and mortgage brokers are stepping up to guide clients through registration.

As Peter Balasubramanian, Tarion’s President and CEO, says:
“Industry professionals are trusted advisors. Helping buyers register their agreement in real time is a vital step toward stronger consumer protection.”

How Stronger Protection Benefits Everyone

This update doesn’t just protect individual buyers, it strengthens Ontario’s entire new home market.

When buyers register their agreements:
• Fraud and illegal sales are caught earlier.
• Good builders and real estate professionals are recognized and rewarded.
• Consumer confidence grows, leading to a healthier, more active real estate market.

Bad actors damage the industry’s reputation. But when we all work together to encourage registration, we build a safer, more trustworthy environment for future buyers.

As Balasubramanian emphasizes:
“Our goal is to disrupt illegal home sales earlier, but success depends on everyone – buyers and professionals alike getting involved.”

Building a Safer, Stronger Future for Ontario Homebuyers

These changes mark a new chapter for real estate in Ontario. By encouraging buyers to register their purchase agreements early, Tarion is making it easier to protect buyers’ investments and create a stronger homebuying experience for all.

If you’re planning to buy a new home in the Greater Toronto Area, stay informed, stay protected, and take action early.
